The Story of a Waterfront Renovation

These homeowners had always dreamed of living on the water.  Their ideal scenario was to find a piece of land that they could either build on, or renovate.  After years of searching, they found this gem in Arnold, Maryland and this is where their story begins.

The family had some very specific requirements for what they wanted in a lot.  The husband wanted room for a 2 or 3 car garage on the property.  They also wanted the lot to be high enough up that flood insurance would not be required, and flooding would not be a risk.  Finding a lot with deep water (5’+) was another key factor since they are avid boaters.  Having easy access to the Chesapeake Bay was another consideration.  After nearly two years of searching, they found this charming cottage located on a lot that had all the features they desired.



The home that was located on the existing lot had the perfect cottage charm, but would require a lot of work.  With only 1 bedroom and 1 bathroom, the family would need to expand.  By working with Parker Design Build to evaluate the options, the couple decided to stay within the original footprint and add a second story.  This approach would allow them to build with minimal permitting and impact fees. “The Design/Build process was critical to our staying on-time and on-budget because we addressed and discussed many issues during the design process, rather than during construction,” said homeowner David.

So, a concept was developed to add a second floor to the existing structure.  The design elements were an integral part of the overall project.   For example, the fireplace, which is a focal point of the living area, has elements that extend the cottage charm!  Even the stairwell railings have an oar design that makes you feel right at home on the water.

As with any project of this undertaking, there are bound to be a few surprises.  When the roof was removed and the existing walls opened, there were some areas that needed to be firmed up.  60+ years had also created a lot of settling causing a significant variance between height of front of the house and the rear.  Parker’s team addressed each issue along the way.  “Chris was so calm and methodical.  Each time we uncovered a potential challenge, he already had a solution,” said Suzanne, the homeowner.  The old spiral staircase was located in the center of the original floor plan, so a new 3 story staircase was installed to create more space and functionality.



The project was started in February and the homeowners moved into their new home in July.  They now enjoy a beautiful home that has all the modern features they desired along with beautiful waterfront views!
